If you are local, you’ve likely noticed the recent progress to new commercial construction projects around town such as Chick-fil-A, Centricare, Denny’s, etc. But what about the coming Walmart Neighborhood Market? You’ve likely seen the sign up for months, but no signs of progress.
Commercial business and development in DeLand continues to grow and prosper. There are several things happening in the area, and we thought we would give you an update on the top five projects that are under way.
There has been much chatter recently about new commercial buildings and businesses developing on the south side of DeLand. This is in large part due to several new businesses opening at or near Country Club Crossing Shopping Center such as the new Publix, Starbucks and soon to be Chick-fil-A. However, north DeLand, especially near the airport, is host to several commercial industries and businesses, and the potential of new businesses calling the area home is extremely likely.
It's true. There will be a hotel in Downtown DeLand. And not just any hotel, but a hotel flying under the flag of Marriott. Ready for the quick facts? Here's your briefing:
What if there was land in the Downtown DeLand corridor available for development? What if you wanted to take a small portion of your Powerball winnings, or were given a blank check to develop a property type of your choice?
What would you build? What could you build? For residents of DeLand, the recent buzz of activity regarding commercial development on the south end of town has everyone excited. With the new Publix completed, Starbucks in the works, and Chick-fil-A committed, there is a lot for people to be happy about!
Although this commercial activity is not as close to residents in the north end of town, those residents should not feel slighted and should expect more development in the near future. As Chili's led the way several years ago, Zaxby's and the Hampton Inn eventually followed. Recently, construction of a new Dairy Queen restaurant has begun next to Lowe's on International Speedway Blvd. Rumors of a new Applebees have also spread. Residents of North DeLand can probably expect new developments in the future. Here is why: 1) The airport industrial area continues to grow with several large businesses in the area. Kingspan (U.K. based) and Frontier Communications (north location) each have a workforce of several hundred employees, and it is expected to grow. If you live in the DeLand area, you've probably heard rumors for months as to what is going in at the new Publix Shopping Center at Country Club Corners in the south side of town. You've probably heard every retail business in the book via social media. Now, the mysteries are starting to be revealed with the new development of a Starbucks, and a Chick-fil-A as released earlier this week. Our broker, Todd Swann, was quoted as a source in the Daytona Beach News-Journal on November 3 stating, "I do think there is some interest from national tenants that we haven't seen before." He went on to say, "With the economy improving and our demographics (changing), the retailers are starting to take another look at DeLand." What other national chains can DeLand expect? Only time will tell, but we can shed some light on why some of these retailers have DeLand in their sights. "With the economy improving and our demographics (changing), the retailers are starting to take another look at DeLand." - Todd Swann How is the commercial real estate market? This common question is often asked as people attempt to ascertain information about broader questions (how is the economy, how should my investments be tracking, etc.)
Though much data is available on the the national scale, state level, and even metro statistical area (MSA) level, finding current information about smaller submarkets (such as DeLand) can be difficult. Real estate is subject to local forces and submarkets can operate independently. |
